Our signature

Four principles
that set us apart.

The Dubai market counts over 1,500 registered agencies. We operate against the dominant model. Here is how.

01 · Independence

No exclusive developer mandate.

We work for no single developer. We represent the buyer's interest, compare programmes freely and openly steer clients away from risky deals — even when the commission would be comfortable.

02 · French-speaking

France–UAE tax framework mastered.

Double-taxation treaty, capital gains handling, rental income repatriation, family Golden Visa — these topics are addressed in French alongside your notary and tax advisor, without approximation.

03 · Curation

Off-market allocations.

On signature launches (Lunaya, Raw District, 113 Residences, Fairmont), we secure confidential allocations ahead of the public market. Limited quotas, access reserved for qualified clients.

04 · Continuity

Beyond the signature.

Letting, rental management, furnishing, bank account, Emirates ID, schooling: our teams take the relay until your settlement is fully operational.

Office

Jumeirah Lake Towers, heart of Dubai.

Our office is at JBC 1, Cluster G, Office 202 — at the heart of Jumeirah Lake Towers, in the DMCC freezone. Direct metro access (DMCC Station) and reach to the main residential districts within 15 minutes. Meetings strictly by prior appointment.

The firm is registered with the Dubai Department of Economy and Tourism, and our brokers hold the RERA licence issued by the Real Estate Regulatory Agency. We operate in French, English and Arabic. To learn more about our approach, see our About page and our Private Office.

FAQ

Choosing your agency, the right questions.

Do you need a real estate agency to buy in Dubai?

+

Legally, no — you can buy directly from the developer or on the secondary market. Strategically, yes: an experienced firm shields you from three common pitfalls (poor legal structuring, struggling developer, overpaying vs comps), negotiates off-market allocation on hot launches, and coordinates the full stack (bank, tax, concierge). On off-plan, the developer pays the agency — so zero buyer-side fee.

How to verify a Dubai real estate agency is legitimate?

+

Three minimum checks. One, the broker's RERA (Real Estate Regulatory Agency) licence — every broker must display their BRN number. Two, the firm's DET (Department of Economy and Tourism) registration. Three, the track record: years in operation, developers represented, delivered projects accompanied. Always ask for verifiable client references.

Why choose a French-speaking agency in Dubai?

+

For French, Belgian, Swiss or Luxembourg buyers, the benefit is threefold: deep understanding of your home-country tax (France–UAE treaty, capital gains, rental income repatriation), ability to coordinate with your notary and tax advisor in French, full administrative support on arrival (Emirates ID, bank account, schooling). A large Anglo-Saxon agency treats these matters superficially.

What's the difference between an agency and a Private Office?

+

An agency sells volume — the business model rests on transaction count, so commercial pressure is constant. A Private Office curates its clients, intentionally caps active mandates, and prices the advisory (often embedded in the developer fee). The Penthouse runs the second model: 12 to 15 active files max at any time, prior conversation before any engagement.

What services beyond the acquisition?

+

The acquisition is one step, not the goal. Our services extend the deal: short- or long-term letting, rental management, turnkey furnishing with designer partners, RISEN broker training, UAE company setup (DMCC, Meydan, IFZA), Golden Visa, Emirates ID, local banking, schooling for kids. A coordinated team rather than a single counter.
