Emirates Hills is Dubai's historic ultra-premium villa district, designed by Emaar from 2003 around the Montgomerie golf course. Each 1,500 to 5,000 m² plot hosts a custom 4 to 12-bedroom villa, often designed by a private architect for a specific owner. No towers, no shops — only secured private residences.
The Emirates Hills market is extraordinarily narrow: 600 villas total, rare transactions (10–20 per year), long liquidity (6–18 months to sell at price). It's the very definition of a Dubai trophy asset, more exclusive than a Palm Frond villa.
The Emirates Hills buyer is very different from the Marina or Downtown buyer: ultra-high net worth, family office, post-exit billionaire or long-term tax-optimised resident. Entry tickets: AED 35M minimum, median around AED 80–100M, records above AED 250M.
