The real cost of living in Dubai for an expat family in 2026
A numbered, realistic breakdown of an annual family budget in Dubai: rent, school, car, healthcare, food, leisure. Three sample profiles modelled.

"Dubai is expensive" is heard everywhere. It is both true and false depending on the lifestyle tier targeted. At equivalent budget, Dubai can be cheaper than Paris, Geneva or London on real estate and taxation, but materially more expensive on schools, healthcare and leisure. Here is our realistic 2026 model for a four-person family (2 adults + 2 school-age children), across three lifestyle profiles.
1. Comfortable profile — AED 450 to 700K/year
- Housing (3BR apartment Business Bay / JLT, rental): AED 180-240k
- International school 2 kids (GEMS, Repton mid-tier): AED 110-160k
- Car (mid-range SUV lease) + fuel: AED 65-85k
- Groceries + food: AED 70-95k
- Premium family health insurance: AED 30-50k
- Leisure, restaurants, short trips: AED 55-90k
Typical profile: senior executive couple (banking, consulting, tech), 2 primary/middle-school children, dynamic but not extravagant lifestyle. Equivalent Paris 16th budget = €380-550k/year, ~25% more for comparable standing.
2. Premium profile — AED 900K to 1.5M/year
- Housing (4BR villa Dubai Hills / Jumeirah / Palm Trunk, rental): AED 380-550k
- Top-tier school 2 kids (Repton, Dubai College, Lycée Pompidou): AED 180-260k
- Car (premium SUV leased or owned + second vehicle) + part-time driver: AED 110-180k
- Groceries + caterer + delivery: AED 95-140k
- Executive health insurance: AED 50-80k
- Domestic help (nanny + housekeeping): AED 70-95k
- Leisure, clubs (Capital Club, Marina Yacht), travel: AED 150-280k
Typical profile: entrepreneur or C-suite couple, 2 kids in top-tier school, active family life, several international trips per year, member of one or two private clubs. Equivalent budget: Geneva around CHF 1.4M, London Chelsea ~£1.2M.
3. Ultra-prime profile — AED 2 to 4M/year and beyond
- Housing (Palm Frond or Emirates Hills villa, owned + service charges): AED 400-700k recurring costs
- School 2-3 kids top-tier international: AED 250-450k
- Vehicle fleet (3-4 incl. SUV, sports, family car) + dedicated driver: AED 350-700k
- Household staff (nanny, housekeeper, private chef, gardener): AED 250-450k
- Concierge health insurance + private clinic: AED 80-150k
- Yacht / club / premium travel / occasional private aviation: AED 700k to 1.5M
4. Underestimated cost lines to know
- DEWA (water + electricity family villa): AED 25-60k/year depending on size and central A/C
- Salik (motorway tolls): AED 4-12k per active vehicle
- Administrative renewals (Emirates ID, licences, vehicle, insurance): AED 10-20k/year
- Extra school costs (uniforms, trips, buses, sports, school travel): AED 15-40k per child
- Club memberships (golf, marina, beach club): AED 25-250k depending on the club
5. Comparison with Paris, Geneva, London
For the premium profile above (~AED 1.2M, ~€295K/year), the equivalent budget at identical standing:
- Paris 8th / 16th: €360-470K/year
- Geneva: CHF 380-520K/year
- London (Kensington / Chelsea): £400-540K/year
- Monaco: €480-700K/year
Dubai therefore lands consistently 15 to 35% cheaper at equivalent standing — a gap amplified by zero income tax and a 5% VAT ceiling. The net-after-tax calculation is even more favourable.
Frequently asked questions
What do you really need to earn to live well in Dubai as a family?
Comfortable: AED 40–65k net/month for a family of 4. Premium: AED 120–200k net/month. Ultra-prime: above AED 350k net/month or equivalent capital income.
Do you need a driver in Dubai?
A dedicated driver costs between AED 2,500 and 4,000 per month in Dubai. Otherwise, the school bus remains the simplest alternative for children — pricing varies by school, typically AED 5,000 to 12,000 per year per child.
