Announced in 2022 by Nakheel, the Dubai Islands are rewriting Dubai's north-east. Five islands connected to the mainland via Deira, 17 km of recovered shoreline, a target of 80 hotels and 60 public beaches. The masterplan — one of the most ambitious ever launched by Nakheel — repositions Deira and the Creek mouth on the premium Dubai map. And the first signature programmes land in 2026.

2. The 5 islands and their vocation
Island A — Central Island
The dense central island — premium residences, retail, hotels. It is the masterplan epicentre, the Palm Trunk equivalent for Palm Jumeirah. The first signature programmes (Avida, Arka, Bay Residences) are located here. Direct Deira connection via the main bridge.
Island B — Family Island
Family-oriented — lower density, schools, parks, family marina. Waterfront villas will concentrate here, with 4–6 bedroom typologies aimed at primary residences.
Islands C & D — Resort Islands
Hospitality and resort vocation. Branded residences expected on the west and south tips — One&Only, Mandarin Oriental, Bvlgari have signed MOUs with Nakheel for 2027–2030 programmes.
Island E — Elite Island
The most exclusive island — ultra-prime vocation, standalone villas on large plots (5,000–15,000 sqft of land), one mansion per plot. Comparable in positioning to Palm Jumeirah's Frond M. First handover expected by 2030.

Average sqft price on Dubai Islands in 2026 ranges from AED 1,800 to 2,800 for premium programmes, AED 3,200 to 5,500 for pre-launching branded residences. For comparison, Palm Jumeirah Trunk starts at AED 2,800/sqft and the Crescent at 4,500. Dubai Islands therefore offers a 30 to 50% discount versus Palm equivalents, on a district whose infrastructure is already engaged.
5. Risks to factor in
- Significant delivery pipeline — around 18,000 units expected on Dubai Islands between 2026 and 2030. Short-term rental yields may be contained before 2028
- Retail and dining maturity still to come — the 2027 signature retail promise should be checked against actual milestones
- Deira's historic image still to overcome — re-branding does not instantly change perception, allow 5–7 years before the district is read as premium by the general public
- Downtown / DIFC commute: 25 to 40 minutes depending on the hour, with no metro connection before 2030+
6. Our investor conviction
Dubai Islands is, alongside Jebel Ali, the second major geographic bet we recommend to our clients for 2026. Ideal profile: 5–10-year investor, AED 2–6M ticket, capital-gain orientation rather than immediate yield. We work off-market on several Avida and Arka allocations with payment plans spread post-handover over 36 months.
Frequently asked questions
When will the first residences be delivered?
Beach Walk by Imtiaz is already delivered and stands as the first operational reference on Dubai Islands. Other public deliveries start in Q2 2026 (Bay Residences, first Arka batches). Avida is expected Q4 2027. Signature branded residences (One&Only, Mandarin) are announced for 2028–2030.
What is the entry ticket on Dubai Islands?
The historical entry price was around AED 1.2M for a 1-bedroom on certain pre-launch programmes, and now sits around AED 1.5M in mid-tier programmes. Plan AED 2.5–4M for a 2–3 bedroom signature, AED 6–15M for a branded waterfront penthouse, and AED 20–60M for an Island B villa.
Is the water around the islands swimmable?
Yes. Public and private beaches are designed to the Dubai Marina / Palm Jumeirah standard, with weekly Dubai Municipality water-quality checks. Currents are calmer than on Dubai's open coastline, which favours family water activities.
